Your buy checklist

A clearer path to buying.

Five small steps. Work through them at your pace.

  1. Make this step useful
    Do
Set a price limit that leaves money for duty, legal checks, inspections, moving and ongoing bills. Ask your lender what is approved and what remains conditional. Check assistance separately before counting it as money available.
    Keep
A dated budget, lender conditions and expiry, quotes, and the official duty or scheme estimate you used.
    Ask
Which costs must I fund myself, and what happens if repayments rise or the lender values the home lower?
Ask W about your buying plan Victorian private-sale buying guide , opens in a new tab ↗
  2. Make this step useful
    Do
Write down how you want to live: location, transport, accessibility, space and a realistic move date. Compare every home against the same needs. Ask about ongoing fees and restrictions before assuming a home can be used as you intend.
    Keep
Your short needs list, travel observations, inspection notes and questions about shared-property costs, rules or future maintenance.
    Ask
Do the title, shared-property rules or planning restrictions affect my intended use, and what should I check next?

  3. Make this step useful
    Do
Compare homes with similar location, size, condition and sale dates. Separate an asking price from a completed sale. Ask which price and disclosure information applies to this sale, and record missing evidence before choosing your offer limit.
    Keep
Comparable addresses and sale dates, dated advertisements, inspection notes, ongoing-cost estimates and written explanations of material differences.
    Ask
Which sold homes support this price, and what condition, location or ongoing costs make these comparisons less useful?
    Ask W a property-comparison question Victorian private-sale buying guide , opens in a new tab ↗
  4. Make this step useful
    Do
Appoint your own solicitor or conveyancer early. Arrange suitable building and other property-specific checks, and ask your lender what remains before final approval. Resolve important conditions before committing; an inspection or loan pre-approval does not guarantee every risk is covered.
    Keep
Written legal advice, lender conditions and expiry, inspection reports with their exclusions, and your list of unresolved questions.
    Ask
What protection does this contract give me, and what changes if I bid at auction or make an unconditional offer?
Read W's service boundaries Victorian private-sale buying guide , opens in a new tab ↗
  5. Make this step useful
    Do
Ask your representative to confirm what must happen, who is responsible and the exact deadline. Include finance, inspections, insurance, settlement and handover. Before transferring money, verify instructions using an independently known phone number rather than relying on an email alone.
    Keep
Your confirmed timetable, advice and outcomes, independently verified payment instructions, receipts, inspection arrangements and handover notes.
    Ask
Which deadlines or notice methods apply under my contract, and who confirms payment details and the final handover arrangements?
Ask W about organising your next step Victorian private-sale buying guide , opens in a new tab ↗
