INDEPENDENCE · ADVICE · PRIVACY
Your decision.
Your professionals.
This notice applies to wagent.com.au, W Agent’s services, W OpenList, and every partner, associate, supplier, referral and external link shown on the site. Last updated 4 October 2026.
Know the company. Confirm your provider.
This website is operated by W Agent Pty Ltd, ABN 56 701 552 730, ACN 701 552 730. The current company record and W Agent business name were checked on 4 October 2026: verify on the official ABN Lookup register. These identifiers establish neither an estate-agent licence nor regulatory approval of a service. Before any regulated engagement, confirm the supplying legal entity, its current relevant permissions, required supervisor, scope, fees and written terms.
Official-source and external-provider cards identify independent resources. They are not W credentials or statements of affiliation, sponsorship, certification or endorsement. Names are displayed in W's own typography; government emblems and unapproved third-party promotional logos are not used on these reference cards.
IMPORTANT
Independent providers. Your choice. Your checks.
Every partner, associate, supplier and referred provider is independent and responsible for its own services. Do your own research, verify all important information, and obtain independent legal, financial, tax, conveyancing, building or other professional advice suited to your circumstances before acting.
Check the provider, licence, experience, fees and terms.
You are free to use any suitable provider.
Get advice from a qualified professional who acts for you.
You remain responsible for your decision.
Use a qualified professional
Property decisions can involve contracts, finance, tax, licensing, planning, building condition, insurance and significant financial risk. Obtain independent advice from appropriately licensed or registered professionals and verify material facts with the relevant authority before making a decision.
No client or agency relationship
Accessing this website, asking W a question, following a checklist, contacting a provider or accepting an introduction does not by itself create an estate agency, buyer advocacy, legal, conveyancing, financial advisory, credit assistance, fiduciary or other professional-client relationship. Any regulated service requires a separate written agreement with the properly licensed provider.
Estimates and automated output
Automated estimates, rankings, plans, summaries and AI-generated output may be incomplete, out of date or wrong. They are starting points only—not valuations, forecasts, promises or substitutes for professional judgment. Prices, yields, rents, availability, laws, policies and third-party product features can change.
Third-party services and links
External sites are provided for convenience and remain under their owners’ control. Naming, linking to, reviewing, ranking or displaying a provider does not make its content W Agent’s content and is not a guarantee, warranty or endorsement. “Joining soon”, “partner”, “associate”, “network” or similar labels describe a connection or intended pathway only; the legal relationship depends on applicable law, actual activities and agreed terms.
Editorial comparisons
Tool categories and descriptions explain their intended task based on publicly available information. Access limits and source dates vary. They are not professional recommendations, certifications or guarantees. Check the provider’s current identity, licence, insurance, experience, conflicts, fees, eligibility, terms, data practices and suitability yourself.
Accuracy and availability
W Agent aims to keep information useful and clear but does not promise that content is complete, accurate, current, uninterrupted, secure or suitable for a particular purpose. To the maximum extent permitted by law, use is at your own risk and W Agent is not liable for loss arising from reliance on content, automated output, outages or third-party services. Nothing here excludes rights or remedies that cannot lawfully be excluded, including applicable Australian Consumer Law rights.
07 · PARTNERS, ASSOCIATES, REFERRALS & PROVIDERS
Separate businesses. Separate responsibilities.
Each partner, associate, supplier, contractor, adviser, professional, platform and referred provider must identify the business supplying its services. The relationship and responsibility depend on applicable law, the actual activities and any agreed terms. A shared brand, marketing plan, payment arrangement or operating control may create legal obligations even where the parties describe themselves as independent.
Your choice
You are never required to use a displayed or referred provider. Compare alternatives and choose the provider you consider suitable.
Your contract
If you proceed, you contract directly with that provider under its own engagement letter, quote, terms, fees, privacy policy and complaints process. W Agent is not a party unless the written contract expressly says so.
Their service
Each provider remains responsible for the licences, registrations, supervision, insurance, client work, representations, records and legal obligations applying to its activities. W retains responsibility imposed by law for its own activities and representations.
Your checks
Before engaging anyone, verify identity, ABN, current licence or registration, professional indemnity insurance where relevant, qualifications, experience, conflicts, scope, total cost and written terms using official registers and independent enquiries.
Referrals, commissions and benefits
A link, introduction or placement may be unpaid or may form part of a commercial relationship. W Agent will disclose known personal or commercial relationships, referral fees, commissions, rebates, sponsorships or other material benefits when and as required by law. Any disclosure does not remove your right or responsibility to compare providers. No provider may claim to be independent of W Agent if that would be inaccurate.
No guarantee of a provider or outcome
W Agent does not guarantee a provider’s availability, competence, licensing status, advice, price, security, service quality, timeliness, finance approval, transaction, settlement or result. To the maximum extent permitted by law, W Agent is not responsible for a provider’s acts, omissions, content, advice, products, services, data handling, disputes or loss. Nothing in this notice excludes, restricts or modifies rights, guarantees, liabilities or remedies that cannot lawfully be excluded, including under the Australian Consumer Law.
Consent-only introductions
W Agent will only send an enquiry or personal information to a provider with your consent or where otherwise permitted by law, and should share only the minimum information needed for the introduction. After a provider receives information, its own privacy notice and legal obligations apply. Do not send contracts, identity documents, banking information or other sensitive records through W Agent unless a specific secure process expressly asks for them.
Proposed offices. Clearly assigned work.
The W office-network page describes a proposed model, with W Agent Pty Ltd providing agreed brand and marketing support and an identified local agency entity providing regulated services under its own verified permissions and required supervision. No office, territory, brand right, appointment or franchise is granted by browsing, downloading a template or expressing interest. The planning materials are not execution agreements or statutory disclosure documents.
Classification depends on the actual arrangements, including the marketing plan, brand association, payments and control. Applicable Franchising Code duties, local licensing, privacy, advertising and AML/CTF requirements must be assessed before operating. No proposed allocation, disclaimer, limitation or indemnity excludes a right, remedy or duty that law does not permit to be excluded. Each participant retains responsibility imposed by law, including for its own conduct and representations. ACCC: when the Code applies.
08 · MEDIA, PEOPLE, PROPERTY & COPYRIGHT
Licence first. Credit clearly. Remove quickly if needed.
W Agent’s policy is to publish only content that it owns, has permission to use, or reasonably understands to be covered by a suitable licence. A disclaimer does not replace permission. Stock footage and music are used subject to the source platform’s licence. People, businesses, brands, buildings and properties shown in editorial or stock media do not endorse W Agent, and scenes are illustrative unless expressly identified otherwise.
Contributors must have authority to provide submitted text, photos, video, audio, plans, logos and other material, including any required creator, performer, model, location and property permissions. W Agent may refuse or remove content where ownership, consent, accuracy or lawful use is unclear.
If you believe material on this website infringes your copyright, trade mark, privacy, publicity, moral or other rights, email admin@wagent.com.au with the page URL, the material concerned, your rights or authority, your contact details and the action requested. W Agent will review a sufficiently detailed notice and may restrict or remove material while it is investigated.
Pexels media is used under the Pexels licence, subject to its terms and any applicable third-party rights. “Pulse” (120 BPM) and “Clear Path” are original instrumental compositions made for these W property experiences, with no vocals or third-party sampled recordings. Music and soft selection sounds are optional; playback begins only when chosen, volume is adjustable, and hiding the tab pauses playback. Visual motion respects the browser’s reduced-motion preference. The Australian flag is shown completely and without overlays as a national identity symbol; it does not imply endorsement. Official flag-use guidance.
09 · PRIVACY & ENQUIRIES
How W Agent handles enquiries and W OS records.
The W joining-interest form stores your name, email, location, chosen pathway, self-described professional stage, priority, timing, optional business and note, and any referral or campaign tags from the joining link. W uses these to review fit, understand how you found W and contact you about the interest. Joining-interest submissions are saved in the secured admin enquiry inbox and are not sent through FormSubmit or added to a marketing subscription. W retains the record until it is deleted under its retention process. Contact admin@wagent.com.au to request access, correction or deletion, subject to applicable record-keeping duties.
The private W joining room stores your brief, cost assumptions, submission consent, versioned service scopes, progress, task notes and first-project feedback. Only the signed-in applicant and W owner can read it. Founder notes shown in the room and its history are shared with the applicant. Source information is used to understand how applicants find W. A requested scope is a planning step, not a purchase, subscription, franchise or agency appointment. Operational holds do not cancel separate engagement obligations. Do not include client identity documents or account details. Contact W to request access, correction or deletion, subject to applicable record-retention obligations.
When you submit Ask W, the organisation pilot form or an office-network expression of interest, W Agent stores your name, email, optional phone number, property or project location, timeframe and enquiry (including any organisation, service and scale details you add) so the admin can review and respond. FormSubmit is used as an email-delivery provider and receives the submitted form fields for delivery to admin@wagent.com.au. FormSubmit states that it retains submissions for 30 days. W Agent’s own enquiry record remains in its secured admin inbox until it is deleted under W Agent’s retention process.
Your private property file stores your signed-in account identifier and email, role, contact details, property or search details, goal, timing, saved drafts and review status in W Agent’s managed hosting database. The owner reviews submitted files. Prepared agreement PDFs are stored privately; the file owner and assigned signing parties can access the documents made available to them. Assigned signers receive document access, rather than another customer’s full brief. Document and acceptance-record downloads require sign-in.
Online acceptance stores the assigned signer’s typed name, signed-in account identifier and email, exact document hash, server date and time, and consent version. The relevant document parties and W Agent can view this acceptance evidence. Download and retain the prepared PDF and acceptance record together. The workflow does not automatically email documents, contact other providers or send files to DocuSign. Records remain until W Agent applies its retention process; contractual, dispute and statutory retention obligations may affect a deletion request. Contact W for access, correction or deletion. Do not provide identity scans, banking records, tax identifiers, health details or passwords in this intake.
W OS requires sign-in and keeps each user’s property workspace records separated by their authenticated user identifier. Do not enter passwords, banking information, identity-document numbers, health information, contract secrets or other highly sensitive material. Privacy, correction or deletion requests can be sent to admin@wagent.com.au.
Private upload. Exact-version review. Public after approval.
Developers, sellers, landlords and investors may submit property or projects they own or are authorised to represent. Signed-in account identifiers, email, private name/phone, submission request references, version history, consent version and dates are stored with the details and photographs. Unapproved submissions and their photographs are visible only to their submitter and W's owner reviewers. Approved public pages display the property/project details, address, photos, submitted price evidence, publication date and version; they do not expose the private contact fields.
“Approved for publication by W” means W has reviewed that specific version for publication as marketing on this website. It is not government approval, independent verification of authority, title, licence, planning, building condition, price, availability or investment returns, and is not an agency appointment. Customer updates return the listing to private review. Rejection, changes requested or withdrawal removes it from new public page and photo requests; previously delivered information or copies cannot be recalled. Enquiries go to W’s private inbox for review and response.
Submitters must hold content rights and keep information accurate, lawful and current. Public price evidence is W’s publication policy for represented sales/projects; use prescribed current disclosure where applicable in the relevant jurisdiction. In Victoria, check current Property Price Statement requirements and transitional auction/fixed-date sale provisions. For rentals, required minimum standards must be met before advertising. Your local rules and actual service provider's duties still apply. W may request more evidence, refuse publication or withdraw content. No disclaimer excludes non-excludable statutory rights, remedies or duties.
Personal photo metadata is removed before storage for publication; safe display-orientation data may remain. Do not upload identification, bank statements, signatures, private contracts, people without permission or confidential material. Records remain subject to W’s retention process and legal, dispute and statutory requirements. Contact admin@wagent.com.au for access, correction, deletion or a concern. Current Victorian price advertising requirements.
10 · W OPENLIST MARKETPLACE RULES
Earlier listings. Continuing responsibility.
Earlier W OpenList advertisements remain subject to their publication and removal controls. All new property and project uploads now enter private W review through /submit; automatic checks never approve a new upload for publication. Publication does not create an estate agency appointment, prove ownership or authority, certify the property, price or condition, or require W Agent to market, negotiate, broker, accept money, arrange applications or act for any party. A regulated service starts only after the necessary identity, authority, licensing, AML/CTF, disclosure and written-engagement requirements are satisfied.
Submitters warrant at submission and throughout publication that they are the property owner, a properly licensed estate agent or an authorised representative; that all text, price information, photographs and claims are accurate, current and lawful; and that they hold the necessary rights and permissions. They must promptly correct or withdraw information that becomes inaccurate. Automated checks are limited and are not identity, title, licence, authority, condition or price verification. W Agent may request evidence, edit, restrict, reject, withdraw or remove a listing before or after publication and may retain a safety record where reasonably necessary.
Sale listings may require an executed sales authority, reasonable price evidence, a compliant Property Price Statement (or Statement of Information where transitional rules apply), contract and Section 32 readiness, due-diligence access, material-fact consideration and AUSTRAC customer due diligence before W Agent provides any designated real-estate service. The current W publication policy requires a public price-statement link for agent/representative sales, or a publisher-confirmed owner direct sale with no estate agent engaged. This broader policy is separate from the scope and transitions of Victorian residential underquoting law. The supplied URL is not independently verified. Rental listings require a reasonable basis for minimum-standards compliance, lawful price advertising, the prescribed Victorian rental application and agreement pathways, the applicable application-fee restrictions (third-party application fees are already prohibited; the provider/agent prohibition starts 13 October 2026), fee-free rent-payment options, privacy-minimised applicant handling and RTBA bond lodgement.
Public listing enquiries and reports go to W Agent’s private safety inbox for controlled forwarding or review. Listing-contact details are not displayed publicly. Do not submit identity documents, contracts, banking information, rental applications or other sensitive records through the public form. A cover image may be stored in managed object storage and displayed immediately with the listing. Submitters and enquirers may request correction, withdrawal, access or deletion by emailing admin@wagent.com.au.
Report suspected fraud, inaccurate information, rights infringement, discrimination, safety risk or an unauthorised listing immediately. W Agent may restrict the listing while reviewing the report. Never transfer a deposit or bond based only on listing content or emailed payment instructions; independently verify the recipient and payment details using a trusted channel.
11 · OPTIONAL PAID GROWTH, SPONSORSHIP & SUBSCRIPTIONS
Free access stays free. Paid visibility stays visible.
W OpenList’s core listing, search, save and enquiry functions are free. W Agent may offer optional paid listing placement, richer reporting, business profiles, agent subscriptions or sponsored provider placements. Payment buys only the feature and period described at checkout. It does not verify a listing or provider, improve an editorial assessment, guarantee an enquiry, buyer, renter, price, transaction or other result, or create an agency appointment.
Paid or sponsored placement will be clearly labelled and will not be presented as an independent ranking. W Agent will display the total one-off or recurring price, billing interval, inclusions and any applicable GST before payment. Recurring plans continue for the disclosed interval until cancelled in accordance with the checkout and cancellation terms. Launch-queue and Founding 10 applications are expressions of interest only: acceptance is not automatic, no card details are collected and no amount is charged until scope, capacity and a separate secure checkout are confirmed.
Partner placement is subject to relevance, rights, accuracy and compliance review. Personal information will not be sent to a partner merely because a user made an enquiry; any introduction requires the user’s express choice or another lawful basis and should share only the minimum necessary information. Marketing consent is optional and separate from service contact, and a person may unsubscribe from marketing at any time.
Any estate-agency commission, referral benefit, rebate, sponsorship or material commercial relationship will be documented and disclosed when required. W Agent will not accept commission from both sides for the same transaction where prohibited, and will not claim or retain estate-agency commission without the required written authority. Promotional services do not replace licensing, authority, privacy, consumer-law, tax or professional-conduct obligations.
12 · W MANAGE · AUTHORITY, LICENSING & PROPERTY MODELS
One intake does not make every property the same service.
W Manage lets an owner or authorised contact describe a whole-home, room-by-room or short-stay goal and request a review of the operating pathway. Submitting the form, receiving a reference or using W OS does not appoint W Agent as estate agent, property manager, letting agent or short-stay operator. Regulated work starts only after identity, ownership or authority, property classification, jurisdiction, provider licensing, conflicts, fees, disclosures and the required written authority or agreement are confirmed.
National software intake does not imply national estate-agency coverage. Where W Agent is not authorised to provide a regulated service in a jurisdiction, the service must stop at decision support or be provided under a separate agreement by a properly licensed, clearly disclosed independent provider. W does not accept rent, bonds, deposits or trust money through the public intake.
A room-by-room plan must first distinguish a shared residential rental from a rooming or boarding-house regime. In Victoria, properties used by four or more people renting rooms may require both a licensed rooming-house operator and local-council premises registration, as well as specific minimum standards and records. A short-stay plan must check planning, owners corporation, insurance, lender and platform rules and, in Victoria, allocation and reporting of the 7.5% short-stay levy for eligible stays of less than 28 consecutive days. Rules differ by state, council and property.
Any rent, occupancy, revenue, yield, expense or valuation figure is an estimate only. W does not guarantee occupancy, guest demand, rental income, capital growth, project performance or compliance. Owners remain responsible for accurate information and must obtain legal, tax, insurance, planning, building and other advice suited to the property.
13 · W PROJECTS · SOURCES, SUBMISSIONS & DISCLOSURE
Source checked is not quality certified.
W Projects is an editorial discovery catalogue and developer-submission pipeline. A “W source checked” label means only that W linked the entry to a first-party developer or project source on the stated review date. It is not a recommendation, award, ranking, certification or verification of ownership, title, price, availability, finance, planning, builder, design, construction quality, completion, rent, yield or investment performance.
Developers and authorised representatives warrant that they have authority to submit the project and public source; that project, contact and disclosure information is accurate and current; and that they will disclose representation, incentives, commissions, referral benefits, sponsorship and paid placement as required. W may source-check, edit, delay, decline, label or remove any entry. Submission does not guarantee publication or create an agency relationship.
Commercial placement must be clearly labelled and must not alter the source-check, editorial treatment or buyer due-diligence standard. If W or a provider acts for a developer or seller, that representation must be distinguished from any separate buyer-side service. A buyer enquiry creates no reservation, priority, representation or advice relationship. Buyers should verify the developer and builder, inspect planning and title material, obtain independent contract and finance advice and confirm price, incentives and availability directly before acting.
The W Project Passport is a self-assessment of information readiness, not a certification, valuation, award, guarantee or project-quality score. Its points record whether a submitter says a current source, price pathway, construction evidence, buyer-document route, inventory update process and after-sale pathway are available. The stored points describe the submission, and any source review is separate. Self-reported coverage does not predict sales, finance, construction, completion, rent, yield or investment performance.
The Founding Developer 100 offer applies only to accepted source-verified projects and covers the described core profile, Passport and signal review. Acceptance is discretionary and availability may close. Optional campaigns, introductions, managed sales, referral arrangements and other commercial work require a separate written scope and any necessary authority, licensing, fee and benefit disclosures. Payment cannot buy a better source or Passport assessment.
A W Buyer Brief records a buyer’s self-reported project interest, state, property type, budget band, timing, finance position, goal and optional must-haves. These details are leads, not proof of identity, capacity, finance approval, commitment or contract readiness. W will not describe a person as qualified until W has reviewed the relevant information. Buyer contact details may be sent to a selected developer only when the buyer has expressly chosen developer sharing or another lawful basis applies. Service contact, developer-sharing consent and optional marketing consent are separate choices.
Public project and buyer forms are not secure document rooms. Do not submit contracts, identity documents, bank details, finance approvals or other sensitive records. Service contact and optional marketing consent are recorded separately.
14 · PRIVATE FILES & ONLINE ACCEPTANCE
Read the agreement. Choose how to sign.
A submitted brief or owner approval organises the requested next step. It does not publish a listing, certify compliance, approve finance or itself appoint an agency. Renter intake is a service or search brief; the applicable prescribed rental application remains a separate step.
W’s online acceptance records the assigned account’s deliberate acceptance of the exact prepared PDF. The PDF is retained unchanged; its downloadable acceptance record contains the document hash, signer, timestamp and consent evidence. It is not a DocuSign certificate, an independently verified identity check, a qualified witnessing process or a guarantee of valid execution. The responsible provider must first check the document, parties, capacity, required attachments, disclosures, consent, witnessing and execution method for the transaction and jurisdiction. Use the appropriate professional or signing-provider process where additional controls are required.
Only the owner can open a prepared document for acceptance after review. Every assigned party must record acceptance before the workflow reports all parties accepted. Withdrawing a document stops further website acceptance; it does not automatically cancel an existing legal agreement. DocuSign is not connected to this workflow. You may ask W for an alternative signing method before accepting. Relevant guidance: CAV agency authorities and AGS document execution.
15 · ACCEPTABLE USE & CHANGES
Use the site lawfully and check the current notice.
Do not misuse the website, interfere with its operation, attempt unauthorised access, introduce malicious code, scrape it in breach of law or third-party rights, impersonate another person, or submit unlawful, misleading, defamatory, confidential or infringing content. W Agent may change, suspend or withdraw features and update this notice. Continued use after an update means the current notice applies from the stated date.
